Planning & Real Estate Permitting |
|
| The Newgrange Approach
With expertise in all facets of real estate and real estate development as well as in public and government strategies and crisis situations, Newgrange is your one stop shop for all your real estate needs be they offensive (permitting or land strategy and planning) or defensive (stopping a competitor from acquiring their permits) including:
|
- Strategic planning:
Develop and execute a permitting success strategy and action plan targeted to communities, government officials, media, and interest groups and focused on the type, density, and scheduling needs of the developer. The strategic plan and critical path will include a review of the local zoning ordinances, as well as state and federal permitting requirements and will recommend a plan of attack for expedited approval.
|
- Team creation and building:
Assist in the identification and selection of team members including attorney, architect, engineer (s), and financing.
|
- Public Advocacy:
Work with and through the elected
officials, the bureaucrats, and the
regulators to educate them about your project and to proactively address their concerns before they become monumental issues. Here we are striving to take away the issues that our opponents will raise before they raise them.
|
- Community & Grassroots coalition building:
Organize local campaign groups,
create neighborhood and abutter advocacy,
build coalitions, and identify and neutralize opposition This activity can be both supportive, or as needed, in opposition to a competitor and their project.
|
- Orchestrated public events:
Arrange for community participation at public gatherings, community meetings, public hearings, and local and regional government sessions.
|
- Polling and market research:
Evaluate the political landscape to
assess project vulnerability through surveys, demographic and political histories, media searches, and use of proprietary databases.
Identify and leverage key political and public pressure points.
Define the ‘correct’ message for each constituency you need to favorably influence so as to generate necessary support.
|
- Production of collateral materials (to garner support for your project):
Create print pieces, buttons, bumper stickers, lapel buttons, among other items with the defined ‘message’.
|
- Media and communications support:
Develop materials and advise clients. Work with news media to get out the desired message.
|
- Crisis communications strategy and management.
